Project Management

There are five basic objectives of Jade Group's project management division:

  • Work with project owner and their A/E firms from the outset and make recommendations on design improvements, construction technology, schedules and construction economy.
  • Propose design and construction alternatives if appropriate; analyze effects of alternatives on project cost and schedule.
  • Monitor subsequent development of the project in order that these targets are not exceeded without knowledge of owner.
  • Coordinate procurement of material, equipment, labor of construction contractors, monthly payments to contractors, and revisions, claims and inspection for conforming to design requirements.
  • Perform additional project-related services as required by owners.

Value Management

We start the value management process with a meeting focused on organization and enhancing overall project value. These workshops can last a few hours or a few days, depending on project complexity and client needs. We analyze team composition for the project and introduce the job plan. We then review the five objectives of project management and decide individual assignments for team members. At the end of the workshop, all proposed alternatives are compiled and presented to the client for review and implementation. Results are tracked throughout the project.

Value management is not simply cost cutting, but rather a method by which to provide clients with the highest quality project with minimal initial investment and minimal operating costs throughout the project timeline.

Design Intent Review

The Jade Group team includes veterans of construction projects ranging all scopes, from renovation of budget hotels to ultra-luxury resorts; from new construction of high-rises, restaurants and hotels to commercial buildings and schools. The Jade Group team is qualified to provide an objective, third-party review of design. Our intention is to save you time and money and to quiet frustrations you might otherwise experience throughout the life of your project.

A few of the constructability review services Jade Group provides include insights into design presentation, alternative materials, potential risks and more efficient or economic methods for the construction process. In order to derive the greatest value from Jade Group's insights, our constructability review should ideally begin at the schematic design stage. This reduces frustration and potential delays caused by an influx of Requests for Information (RFI) once other stakeholders are brought to the table. Likewise, reviews for large change requests can also prove to be very cost-effective.

Cost Analysis

Completing a new project on-time and on-budget is the ultimate goal of any project, yet the financial implications of most projects are not known at project inception. Jade Group can help you determine cost impacts for your project through our Cost Management and Analysis service.

Jade Group can manage project expectations and outcomes to help you regain control on expenses to which you haven't yet committed. We begin by reviewing your project and using our expertise to predict cost outcomes based on your unique situation. Once these predictions have been made, we can tailor a cost management system to meet your specific needs. This system allows you greater control of project costs, and is compatible with existing accounting systems.

The cost management system that we implement for your organization will help you better manage existing cost structures, set baselines, and estimate future costs and risks.

Logistics

Jade Group takes an integrated approach toward various logistical functions. In particular, the fundamental construction operations of facilities, inventory control, and communication planning are closely coordinated between our field superintendants, operations management, and our procurement staff. The project manager ensures proper execution of these operations by all parties, and is thus vital to the successful completion of construction projects. Our familiarity with proper project planning and management contributes to the satisfaction of designers, contractors and customers.

We divide logistics into two categories:

Supply logistics includes cyclic activities in the production process. This category includes specification of supply resources (materials, equipment, and manpower), supply planning, acquisition of resources, transport to a site, and storage control. Supply logistics are handled centrally from our Atlanta office.

Site logistics are related to physical flow, namely, planning, organizing, directing, and controlling on-site processes. Our field superintendants and project managers supervise handling systems, safety equipment and site layout. They also define our activity sequence and resolve conflicts among various production teams related to on-site activities.

The main objective of our logistics process is to meet customers' requirements.

Troubled Project Turnaround

Jade Group is committed to successful project completion and client satisfaction, so when a construction project is in trouble from internal or external causes, defaulting the project can be the worst solution. Often, if a systematic "gap analysis" is performed, recommendations can be made to turn the project around.

Jade Group is fully prepared with detailed procedures to address a troubled project. What follows is an outline of the actions and resources you can expect from us.

In-depth problem analysis:

  • inspect work in progress
  • analyze past performance
  • review contract documents
  • solicit input from client

Jade Group will further examine schedule options before outlining recommendations with a written recovery plan and recovery work procedures. If the project can be recovered, Jade Group generates all appropriate plans needed to support the project:

  • resource-loaded, time-scaled schedules
  • detailed, short-interval work plans
  • equipment and craft utilization schedules
  • cash flow projections and staffing requirements

When recovering a troubled project, Jade Group places great emphasis on developing a detailed work plan. This work plan is a comprehensive narrative of the proposed work, citing:

  • methods of construction
  • resource requirements
  • schedule duration
  • interface with other trades
  • sequencing of activities

Sequencing activities will identify those that minimize or eliminate adverse impact on the project. Detailed work plans with a clear schedule are the foundation for converting a troubled project into a successful project.

Resource schedules can also be a key factor in turning a project around. Careful review material delivery schedules and rescheduling work activities are all-important aspects in the development of an effective resource utilization schedule and ultimately, an integrated recovery plan.
