Hotel Renovations

As a general contractor, Jade Group's function is to coordinate the physical renovation of your hotel. We have previously worked on numerous projects with our team of specialty contractors or subcontractors, including paint, labor, flooring, carpentry and other crews, and have been met with loyalty and cooperation. We may select our subcontractors through competitive bidding or negotiated contracts; however this is normally reserved for licensed trades. We cultivate a relationship with our labor force so that each successive project yields improved results.

For projects of moderate size and complexity, the owner often engages a designer (an architectural/engineering firm) to prepare detailed plans and specifications for us. On many projects the owner appoints a manager to act on the owner's behalf to oversee the project during construction. Our field management performs at the same high level whether we are the project management firm or not.

Estimating

Staff members at Jade Group have been providing cost estimating services to the hospitality industry for many years. These services include cost estimates used in budgeting and capital expenditure planning, and as a supportive assurance against a project. Here is the general outline:

  • In the early stages of a project, we can develop design budgets from schematic or design development drawings, and prepare incremental budgets as design progresses.
  • As part of the cost estimating service, an outline construction schedule may be prepared from the estimating information, providing both a project planning document and a double-check on the estimate.
  • During each phase of the project, we correlate costs to an outline construction schedule.

Value Engineering

Jade group offers an organized approach to identifying unnecessary expenses during design and construction and to investigating alternative design or construction technologies which could be implemented to reduce costs without sacrificing quality or performance requirements. In order to maximize cost savings it is best if we are brought onboard very early in the construction process. We take advantage of proprietary techniques and specific knowledge we have accumulated from our extensive hotel renovation experience. It's not uncommon for Jade Group to offer fresh design or construction insights which may have escaped the attention of a separate design team. Again, to best utilize our expertise, it must be employed during the planning and design phase.

Construction Planning

Due to the dynamic physical changes to a site and facility during construction, forming a good construction plan is exceptionally challenging. On the other hand, construction operations tend to be fairly standard among projects, whereas structural or foundation details might differ considerably from one hotel to another.

This complexity lends to countless possible plans for a given project. While past experience is a good guide to construction planning, each project is likely to have special issues that may require considerable ingenuity to take advantage of. At Jade Group, we rely heavily on the client-operations-contractor relationship to overcome challenges. We take a collaborative approach in identifying potential problems and overcoming challenges.

Pre-Project Planning

Even before design and construction processes begin, there is a "pre-project planning" stage that can be critical to successful completion. In this stage, the project scope is established. With franchised hotels we are normally provided with a Property Improvement Plan, which minimizes pre-project planning, but for independent hotels this part of the renovation requires more attention.

The definition of a project scope typically involves:

  • Developing alternatives at a conceptual level.
  • Analyzing risks and economic payoff.
  • Developing a financial plan.
  • Making a decision to proceed (or not).
  • Deciding upon the project organization and control plan.

A good definition of scope allows all parties involved in the project to understand requirements and to work toward them.

Accountability

Jade Group provides a superintendant on site at all work hours to manage the construction process and provide a point of contact. It is important that our crews work in a safe, professional and courteous fashion and our superintendant insures that each step in the construction process is completed to the highest level of quality. Since our crews work exclusively with Jade Group, they are well versed in hotel design schemes and standards. We won't waste time setting standards - we get to work!
